The Process

We understand nobody wants to spend money on a building they are not going to benefit from. However, you have a legal obligation to hand the property back as determined by your lease agreement. Calver Bond will help you exit the property in the most economical way.

  • Contact us when you are coming to the end of your lease.
  • Request a schedule of dilapidations from the landlord. Ideally about three months prior. Don’t let them leave it to the last minute. 
  • We will visit the property and conduct a survey once the claim has been received, to evaluate whether the claim is justified.
  • If available a copy of the Schedule of Condition, this will be invaluable.
  • We can then discuss the claim with the landlord’s representative.
  • Our works include everything from Electrical to plumbing from mezzanine removal to redecoration works, concrete floors repairs to roof repairs and everything in between.
  • The works will be conducted, and project managed by us to meet the landlords’ requirements and your legal obligations. 
  • Progress reports issued during the works.
  • All certifications will be issued for example Gas, Electrical Installations.
  • Fire alarms and an and asbestos survey if the building was built prior to 1999.
